Madam Saddler Corset Cottage is set on 41 Fraser Street Clunes, Victoria, 3370.

Madam Saddler Corset Cottage is a self contained style accommodation.

Madam Saddler Corset Cottage has been renovated and restored to a very high standard and ongoing upkeep of buildings and grounds is a high priority.

Madam Saddler owners welcome guests warmly and strive to ensure the highest standards in hospitality, cleanliness and service.

Details of the accommodation and amenities provided are set out on this website. If guests require additional information please contact owners.

The following terms and conditions apply to accommodation bookings, stays and guests at The Madam Saddler Corset Cottage, 41 Fraser Street Clunes, Victoria, 3370.

Madam Saddler Corset Cottage amenities are strictly for the use of accommodation purposes only, and are of exclusive use by paying guests only.

Madam Saddler Corset Cottage Property is located within a retail commercial shopping street and has in past traded commercially for over 120 years.

IT IS STRICTLY NOT PERMITTED FOR ANY GUEST OR PERSONS TO COMMENCE/PERFORM AND CONDUCT ANY SORT OF RETAIL OR WHOLESALE BUSINESS ACTIVITIES OR THE CHANGE OF MONEY AT ANY TIME AT OR ON THE PREMISES OF MADAM SADDLER Corset Cottage AT 41 FRASER STREET CLUNES, VICTORIA, 3370.

NUMBER OF OCCUPANTS

• We are a one bedroom premise with a king size bed suited for 1 couple.
• A single Trundle bed is available that can sleep an extra 1 to 2 persons.

 

– All accommodation must only be used for private/residential use only and to accommodate the number of guests stated on your booking confirmation. No functions or parties may be conducted at the property under any circumstances.  Exceeding the stated number of guests without advanced consent  will result in a termination of your booking and you will be required to vacate the property immediately without refund.  Charges for additional guests will be debited to your Credit Card without further notice. If the amount owing is above the amount held you hereby accept this liability. If complaints are received and you are found not to have been respectful of neighbours you will be required to vacate the premises with no further notice or refund.

– The number of guests should not exceed the number stated on the Confirmation/Booking form. Additional fees per night will apply for excess guests not notified to the Operator in advance.

– Guests are asked to respect the residence and surrounding area.

Tariffs

– All Tariffs are in Australian dollars and No GST will be charged..

Prices
– Madam Saddler Corset Cottage is a one bedroom accommodation.

– Madam Saddler Corset Cottage does not accommodate children under 12 years of age.

– Children aged 12 + are charged at adult rate and are referred to as adults in the following price below.

– All prices are quoted in Australian dollars and subject to change prior to deposit and confirmation of booking.

Deposit

Payment of the accommodation tariff constitutes the guests acceptance of the following terms and conditions. A Security deposit is required Full payment of your stay is processed at time of booking. Cancellations will incur an administration fee of $50.00 and balance of tariff refunded if your stay is cancelled up to 30 days before date of arrival – No refund given if cancellation of stay is within 30 days of arrival date or if guests fail to arrive.

Security deposit

Payment of a Security deposit is required at time of reservation to confirm all bookings. The Security deposit payable is 250.00 AUD.
Please note that after your check-out, an inventory will be conducted checking for breakages and spoils and your security deposit minus any arrears owing or incurred will be refunded after.
The full security deposit or the balance after the deduction of arrears owing or incurred will be refunded to the credit card provided at purchase of booking.

– If booking is cancelled or modified within 30 days of arrival date, or in the case of a ‘no-show’, the deposit will be retained and the balance of the total booking price will be charged.

– Guests must also pay a reasonable fee if the Owners need to undertake extensive cleaning, dry-cleaning or deodorizing owing to soiling or where a room is left in abnormally poor condition.

– Excessive cleaning requirements may attract an additional cleaning fee  Deducted via Credit Card details provided or from security deposit.

– Cancellations 30 days before date of arrival will incur an administration fee of $50.00 and balance of tariff refunded if your stay is cancelled up to 30 days before date of arrival. Deducted via Credit Card details provided or from security deposit.

– If cancelled or modified within 30 days of arrival date, or in the case of a ‘no-show’, the deposit will be retained and the balance of the total booking price will be charged.

Cancellation

– Cancellations 30 days before date of arrival will incur an administration fee of $50.00 and balance of tariff refunded if your stay is cancelled up to 30 days before date of arrival.

– Cancellations to be confirmed in writing (email preferable).

– Deposits are forfeited as set out above.

– 100% of tariff is payable if cancellation occurs within 30 days of arrival date or if guests fail to arrive.

– If the period of stay is shortened (within 30 days of arrival time) to fewer nights than originally booked, the nights no longer required will be treated as cancelled.

– If the property becomes unavailable for a booking owing to unforeseen circumstances e.g. storm, fire, illness, guests will be promptly notified and deposits refunded in full. In these circumstances the Owner will have no liability to the guest.

Arrival / departure times Check in / Check out

–Parking off street (not undercover).

– No refunds on early departures.

– Check in is any time from 3.00pm to 7.30pm (or please phone 0425 849 383 if later arrival expected).

– Check out is by 10am.

– Subject to prior arrangement, we may agree to vary these times. If so, a late checkout fee $25 AUD /hour applies.

Minimum stay conditions

– Two-night minimum stay applies to The Madam Saddler Corset Cottage at any Friday, Saturday, at long weekends, public holidays and peak periods.

Non-Smoking Policy

– Smoking is strictly NOT permitted at The Madam Saddler Corset Cottage or its surrounds, this means NOT indoors, NOT outside within the boundaries of The Madam Saddler at 41 Fraser Street Clunes, Vic, 3370.

– Where this policy is breached, a fee for cleaning and deodorizing will be charged.

SMOKING INSIDE PREMISES
There is no smoking inside Madam Saddler Corset Cottage building or Property.  If there is evidence of such including a smoke odour, you will be charged a fee of $400.00 to cover the cleaning of curtains, carpets and air-conditioning sterilization.

Children

– The Madam Saddler Corset Cottage does not accommodate infants, toddlers or children under 12 years of age with or without Parents/guardians.

 

Pets

– Pets are NOT PERMITED in the Madam Saddler, Corset Cottage or anywhere on the property.

Bed linen/towels

– Bed linen will be changed on the fourth morning of your stay if requested.

– Fresh towels will be supplied on the fourth morning if requested.

 

Lights, heaters, air conditioner and appliances

– Operation manuals are provided for all appliances.

– Guests are asked to turn off all lights, gas heaters and other appliances prior to leaving the premises and when not in use.

HOUSE RULES

– All guests must respect the right of any other guests to experience a safe, clean, tidy, relaxing environment throughout their stay.

All guests are asked to:

– Keep volume of TV, radio, music and other activities at a reasonable level at all times.

– Prevent insects and wildlife entering buildings by keeping doors and windows without screens closed and using screens where available.

– Keep security fly screen doors and entry doors closed and locked at night.

– Wash up after using tea/coffee and cooking utensils, dining ware etc and return to appropriate location after use.

-- Use Dish washer to the manufacturer's instructions.

– Keep The Madam Saddler Corset Cottage –common living room clean, tidy and free of personal items.

– Use the rubbish bin located under the kitchen and empty when full to the rear green waste bin at the very rear of property.

– Use the yellow lid recycling bin for newspapers, bottles, cartons etc located very rear back of property.

– Return all items including dining-ware, glassware, cutlery, torches, books, games, DVDs, CDs, magazines to their appropriate location after use.

– Not to use indoor cushions outdoors cushions, example bed cushions or any living room cushions.

NOISE/NUISANCE

Additional charges or immediate termination may apply in the event of excessive noise, nuisance or disturbance caused to neighbouring properties during your occupancy.  I/We hereby acknowledge and agree that the owner/agent has the absolute and sole discretion to cancel my/our occupancy in the event that my/our actions or behaviour compromise the safety and /or quiet enjoyment of neighbouring properties or others.  I/We hereby agree that I/we will be fully responsible and liable for payment of all charges incurred, irrespective of such cancellation, together with any financial loss suffered by the property owner and or/agent, to be debited from my security deposit or credit card without further notice.

Bikes, scooters, skateboards and other forms of transportation/machinery are not to be kept inside the building of Madam Saddler Corset Cottage.

– These items may be kept immediately outside, and for security purposes may be chained. – Do not dispose of any items other than toilet paper in toilets

Telephone

– Not provided in Madam Saddler Corset Cottage.

– Mobile phone reception and internet access is unreliable for non Telstra network customers.

 

BBQ

Available for The Madam Saddler Corset Cottage guests.

– BBQ utensils and dining-ware are provided.

– Guests are asked to not use BBQ appliance if any gas leaks are detected in any way, and to not use or stop the use of BBQ if unsure of safety of use.
– Guests are asked to clean BBQs and utensils thoroughly after each use. Cleaning implements are available.
A Fire extinguisher is located Out side BBQ area:  Right side of BBQ.

Water

– Town water for drinking, cooking, coffee/tea making, washing up, washing, showers, baths.

 

Fire safety and first aid

Fire extinguisher and fire blanket location at The Madam Saddler Corset Cottage.

Kitchen:  Left side above fridge.

Living area:  Right side of wood heater.

Out side BBQ area:  Right side of BBQ.

– A basic first aid kit and bandaids are kept in clear view on kitchen shelf.

NO Open Flame Policy inside or outside

– Indoor Open Flame  (i.e. / e.g.  flame cooking or equipment, burning of candles, heat beads) is strictly NOT permitted at The Madam Saddler Corset Cottage NOT indoors within the building boundaries of The Madam Saddler Corset Cottage at 41 Fraser Street Clunes, Vic, 3370.

– Outdoor Open Flame  (i.e. / e.g.  bonfire, wood fire BBQ, flame cooking or equipment, burning of candles, heat beads) is strictly NOT permitted at The Madam Saddler Corset Cottage NOT outdoor outside within the property boundaries of The Madam Saddler Corset Cottage at 41 Fraser Street Clunes, Vic, 3370.

Combustion Wood Heater
– The living area contains a combustion wood heater where the flame is contained within the unit. When not refuelling the stove with wood, the door must be kept shut at all times, occupants must never leave the heater unit unattended with the door open partially or fully while refuelling, or at any other time. Take Care not to over-fuel the unite with wood or any other materials. A fire extinguisher is provided near heater in case of fire danger.
We also provide a split system heater /air conditioner  unit within the premises for your convenience.

Our Outside Gas Fired BBQ

– All of Madam Saddlers Corset Cottage Kitchen appliances are non-flame devices  (i.e. / e.g. induction cook top, electric oven). 

– Should any smoke alarm within the property be activated during your stay due to a false fire alarm (i.e. / e.g. cooking, toasting of bread, smoke from wood heater) you will take full responsibility to disable the device by pressing the HUSH button located centre of smoke alarm unit. (Gently press HUSH button with end of broom handle to deactivate unit)  DO NOT climb or stand on anything that could cause injury to yourself or others. Madam Saddler Corset Cottage and or owners will not be held responsible nor liable for any iinjury or loss suffered by the occupants.  Proceed to open the doors to expel smoke from building.

Breakages, damage and soiling

Breakages, Losses and Guest Charges

– You are responsible for leaving the property in the state in which you found it on arrival. All maintenance issues, breakages or losses must be reported immediately to us. Whilst we will not pursue reimbursement for minor accidental damage or normal wear and tear, the total cost of making good any other damage or loss to the property, garden or contents will be deducted from the credit card provided for payment (or deducted from security deposit). Please note this includes the removal of consumable items from the property which are provided for guest use whilst in-house and are not intended as individual use presentations (examples include laundry powder, dishwashing liquid, toiletries provided in dispensers etc). - It is our policy to have all locks changed if keys are lost or not returned. All associated costs will be deducted from the credit card provided for payment (or deducted from security deposit) if this occurs.

Similarly any remote controls will be replaced at your cost if lost or not returned. - Standard cleaning services on your departure are included in your rates. The premise may also include interim cleaning services for stays of longer than a week. This will be detailed in your pre-arrival information. Guests are expected to leave the property in a neat and tidy state without the need for extensive, excessive cleaning. You are responsible for all cleaning charges in the event that the property is left in a state that requires more than standard cleaning. This will be charged for by using the credit card provided for payment (or left for security). - Reasonable usage of electricity, gas any other utilities or services (including internet) provided at the property are included in your rates.  Excessive use (more than a 30% increase compared to similar periods) of any of these utilities or services may be charged for by using the credit card provided for payment (or deducted from security deposit). If charges are passed onto the guest, evidence of charges will be provided on request.

– Any damage to fixtures or fittings, buildings, equipment, locks, or lost keys are to be reported immediately to the operator. Other than acceptable wear and tear fees may apply. Please note that an inventory check is carried out before and after guests occupy their accommodation.

- Neither Madam Saddler Corset Cottage nor the owners of the property are liable for loss to you of any personal belongings while you are in the property. Guest items found by our cleaning staff are kept in a safe of site location for 6 weeks before discarding. It is the guests' responsibility to follow up any items that may have been left behind at the property. We request that guests send a reply paid envelope to Madam Saddler Corset Cottage in order for us to return the items.

– Guests are responsible for any of damage to the property fittings, furnishings and other items provided by owners including breakages and excessive soiling caused by them and must pay the full cost incurred by the owners to replace, repair or clean damaged items at the Owners’ discretion.

– Guests must compensate the owners for any lost accommodation bookings should the property need to be closed in order to carry out repairs.

– Guests must also pay a reasonable fee if the owners need to undertake extensive cleaning, dry-cleaning or deodorizing owing to soiling or where a room is left in abnormally poor condition.

– All accommodation must only be used for private/residential use only and to accommodate the number of guests stated on your booking confirmation. No functions or parties may be conducted at the property under any circumstances.  Exceeding the stated number of guests without advanced consent  will result in a termination of your booking and you will be required to vacate the property immediately without refund.  Charges for additional guests will be debited to your Credit Card without further notice. If the amount owing is above the amount held you hereby accept this liability. If complaints are received and you are found not to have been respectful of neighbours you will be required to vacate the premises with no further notice or refund.

Deposit

Payment of the accommodation tariff constitutes the guests acceptance of the following terms and conditions. A Security deposit is required Full payment of your stay is processed at time of booking. Cancellations will incur an administration fee of $50.00 and balance of tariff refunded if your stay is cancelled up to 30 days before date of arrival – No refund given if cancellation of stay is within 30 days of arrival date or if guests fail to arrive.

Security deposit

Payment of a Security deposit is required at time of reservation to confirm all bookings. The Security deposit payable is 250.00 AUD.
Please note that after your check-out, an inventory will be conducted checking for breakages and spoils and your security deposit minus any arrears owing or incurred will be refunded after.
The full security deposit or the balance after the deduction of arrears owing or incurred will be refunded to the credit card provided at purchase of booking.

– If booking is cancelled or modified within 30 days of arrival date, or in the case of a ‘no-show’, the deposit will be retained and the balance of the total booking price will be charged.

– Guests must also pay a reasonable fee if the Owners need to undertake extensive cleaning, dry-cleaning or deodorizing owing to soiling or where a room is left in abnormally poor condition.

– Excessive cleaning requirements may attract an additional cleaning fee  Deducted via Credit Card details provided or from security deposit.

Cancellation

– Cancellations 30 days before date of arrival will incur an administration fee of $50.00 and balance of tariff refunded if your stay is cancelled up to 30 days before date of arrival.

– Cancellations to be confirmed in writing (email preferable).

– Deposits are forfeited as set out above.

– 100% of tariff is payable if cancellation occurs within 30 days of arrival date or if guests fail to arrive.

– If the period of stay is shortened (within 30 days of arrival time) to fewer nights than originally booked, the nights no longer required will be treated as cancelled.

– If the property becomes unavailable for a booking owing to unforeseen circumstances e.g. storm, fire, illness, guests will be promptly notified and deposits refunded in full. In these circumstances the Owner will have no liability to the guest.

Arrival / departure times Check in / Check out

–Parking off street (not undercover).

– No refunds on early departures.

– Check in is any time from 3.00pm to 7.30pm (or please phone 0425 849 383 if later arrival expected).

– Check out is by 10am.

– Subject to prior arrangement, we may agree to vary these times. If so, a late checkout fee $25 AUD /hour applies.

Minimum stay conditions

– Two-night minimum stay applies to The Madam Saddler Haswell Cottage at any Friday, Saturday, at long weekends, public holidays and peak periods.

Non-Smoking Policy

– Smoking is strictly NOT permitted at The Madam Saddler or its surrounds, this means NOT indoors, NOT outside within the boundaries of The Madam Saddler Haswell Cottage at 1 Ligar Street Clunes, Vic, 3370.

– Where this policy is breached, a fee for cleaning and deodorizing will be charged.

SMOKING INSIDE PREMISES
There is no smoking inside Madam Saddler Haswell Cottage building or Property.  If there is evidence of such including a smoke odour, you will be charged a fee of $400.00 to cover the cleaning of curtains, carpets and air-conditioning sterilization.

Children

– The Madam Saddler  Haswell Cottage does  accommodate Allow infants, toddlers or children under 12 years of age only with Parents/guardians.

 

Pets

– Most dogs and dog breeds  are PERMITED with pre approval  from Madam Saddler Haswell Cottage administration group or owner.

Bed linen/towels

– Bed linen will be changed on the fourth morning of your stay if requested.

– Fresh towels will be supplied on the fourth morning if requested.

 

Lights, heaters, air conditioner and appliances

– Operation manuals are provided for all appliances.

– Guests are asked to turn off all lights, gas heaters and other appliances prior to leaving the premises and when not in use.

HOUSE RULES

– All guests must respect the right of any other guests to experience a safe, clean, tidy, relaxing environment throughout their stay.

All guests are asked to:

– Keep volume of TV, radio, music and other activities at a reasonable level at all times.

– Prevent insects and wildlife entering buildings by keeping doors and windows without screens closed and using screens where available.

– Keep security fly screen doors and entry doors closed and locked at night.

– Wash up after using tea/coffee and cooking utensils, dining ware etc and return to appropriate location after use.

-- Use Dish washer to the manufacturer's instructions.

– Keep The Madam Saddler Haswell Cottage –common living room clean, tidy and free of personal items.

– Use the rubbish bin located under the kitchen and empty when full to the rear green waste bin at the very rear of property.

– Use the yellow lid recycling bin for newspapers, bottles, cartons etc located very rear back of property.

– Return all items including dining-ware, glassware, cutlery, torches, books, games, DVDs, CDs, magazines to their appropriate location after use.

– Not to use indoor cushions outdoors cushions, example bed cushions or any living room cushions.

NOISE/NUISANCE

Additional charges or immediate termination may apply in the event of excessive noise, nuisance or disturbance caused to neighbouring properties during your occupancy.  I/We hereby acknowledge and agree that the owner/agent has the absolute and sole discretion to cancel my/our occupancy in the event that my/our actions or behaviour compromise the safety and /or quiet enjoyment of neighbouring properties or others.  I/We hereby agree that I/we will be fully responsible and liable for payment of all charges incurred, irrespective of such cancellation, together with any financial loss suffered by the property owner and or/agent, to be debited from my security deposit or credit card without further notice.

Bikes, scooters, skateboards and other forms of transportation/machinery are not to be kept inside the building of Madam Saddler Haswell Cottage .

– These items may be kept immediately outside, and for security purposes may be chained. – Do not dispose of any items other than toilet paper in toilets

Telephone

– Not provided in Madam Saddler Haswell Cottage .

– Mobile phone reception and internet access is unreliable for non Telstra network customers.

 

BBQ

Available for The Madam Saddler Haswell Cottage guests.

– BBQ utensils and dining-ware are provided.

– Guests are asked to not use BBQ appliance if any gas leaks are detected in any way, and to not use or stop the use of BBQ if unsure of safety of use.
– Guests are asked to clean BBQs and utensils thoroughly after each use. Cleaning implements are available.
A Fire extinguisher is located Out side BBQ area:  Right side of BBQ.

– Town water for drinking, cooking, coffee/tea making, washing up, washing, showers, baths.

 

Fire safety and first aid

Fire extinguisher and fire blanket location at The Madam Saddler Haswell Cottage .

Kitchen:  Left side above fridge.

Living area:  Right side of wood heater.

Out side BBQ area:  Right side of BBQ.

– A basic first aid kit and bandaids are kept in clear view on kitchen shelf.

NO Open Flame Policy inside or outside

– Indoor Open Flame  (i.e. / e.g.  flame cooking or equipment, burning of candles, heat beads) is strictly NOT permitted at The Madam Saddler Haswell Cottage NOT indoors within the building boundaries of The Madam Saddler Haswell Cottage at 41 Fraser Street Clunes, Vic, 3370.

– Outdoor Open Flame  (i.e. / e.g.  bonfire, wood fire BBQ, flame cooking or equipment, burning of candles, heat beads) is strictly NOT permitted at The Madam Saddler Haswell Cottage NOT outdoor outside within the property boundaries of The Madam Saddler Haswell Cottage at 1 Ligar Street Clunes, Vic, 3370.

Combustion Wood Heaters
– The living area , master bedroom and kitchen contains a combustion wood heater where the flame is contained within the unit. When not refuelling the stove with wood, the door must be kept shut at all times, occupants must never leave the heater unit unattended with the door open partially or fully while refuelling, or at any other time. Take Care not to over-fuel the unite with wood or any other materials. A fire extinguisher is provided near heater in case of fire danger.
We also provide a split system heater /air conditioner  unit within the premises for your convenience.

Our Outside Gas Fired BBQ

– All of Madam Saddlers Haswell Cottage Kitchen appliances are non-flame devices  (i.e. / e.g. induction cook top, electric oven).

– Should any smoke alarm within the property be activated during your stay due to a false fire alarm (i.e. / e.g. cooking, toasting of bread, smoke from wood heater) you will take full responsibility to disable the device by pressing the HUSH button located centre of smoke alarm unit. (Gently press HUSH button with end of broom handle to deactivate unit)  DO NOT climb or stand on anything that could cause injury to yourself or others. Madam Saddler Haswell Cottage and or owners will not be held responsible nor liable for any iinjury or loss suffered by the occupants.  Proceed to open the doors to expel smoke from building.

Breakages, damage and soiling

Breakages, Losses and Guest Charges

– You are responsible for leaving the property in the state in which you found it on arrival. All maintenance issues, breakages or losses must be reported immediately to us. Whilst we will not pursue reimbursement for minor accidental damage or normal wear and tear, the total cost of making good any other damage or loss to the property, garden or contents will be deducted from the credit card provided for payment (or deducted from security deposit). Please note this includes the removal of consumable items from the property which are provided for guest use whilst in-house and are not intended as individual use presentations (examples include laundry powder, dishwashing liquid, toiletries provided in dispensers etc). - It is our policy to have all locks changed if keys are lost or not returned. All associated costs will be deducted from the credit card provided for payment (or deducted from security deposit) if this occurs.

Similarly any remote controls will be replaced at your cost if lost or not returned. - Standard cleaning services on your departure are included in your rates. The premise may also include interim cleaning services for stays of longer than a week. This will be detailed in your pre-arrival information. Guests are expected to leave the property in a neat and tidy state without the need for extensive, excessive cleaning. You are responsible for all cleaning charges in the event that the property is left in a state that requires more than standard cleaning. This will be charged for by using the credit card provided for payment (or left for security). - Reasonable usage of electricity, gas any other utilities or services (including internet) provided at the property are included in your rates.  Excessive use (more than a 30% increase compared to similar periods) of any of these utilities or services may be charged for by using the credit card provided for payment (or deducted from security deposit). If charges are passed onto the guest, evidence of charges will be provided on request.

– Any damage to fixtures or fittings, buildings, equipment, locks, or lost keys are to be reported immediately to the operator. Other than acceptable wear and tear fees may apply. Please note that an inventory check is carried out before and after guests occupy their accommodation.

- Neither Madam Saddler  Haswell Cottage nor the owners of the property are liable for loss to you of any personal belongings while you are in the property. Guest items found by our cleaning staff are kept in a safe of site location for 6 weeks before discarding. It is the guests' responsibility to follow up any items that may have been left behind at the property. We request that guests send a reply paid envelope to Madam Saddler i Haswell Cottage n order for us to return the items.

– Guests are responsible for any of damage to the property fittings, furnishings and other items provided by owners including breakages and excessive soiling caused by them and must pay the full cost incurred by the owners to replace, repair or clean damaged items at the Owners’ discretion.

– Guests must compensate the owners for any lost accommodation bookings should the property need to be closed in order to carry out repairs.

– Guests must also pay a reasonable fee if the owners need to undertake extensive cleaning, dry-cleaning or deodorizing owing to soiling or where a room is left in abnormally poor condition.
